Project concept
Flex Hub Coliving is a 532 m² residential construction project in Valencia, Benimàmet district (Calle Carpinteros 6). The goal is to create a modern coliving residence with 14 fully equipped studio-type apartments (about 20 m² each), all with private kitchenettes and bathrooms. The project also includes shared spaces (about 378 m²) designed for everyday comfort and community life: a common lounge area, gym, laundry room, storage rooms, solarium and coworking area. This concept targets the growing demand for compact, fully equipped living with additional services for students and international professionals.

The project is being developed in a strategically attractive area: Benimàmet — a district of Valencia located only ~5 km from the city center (about 12 minutes by car). The mortgaged property is about 400 m from a metro station, and within a 15-minute walk one can reach a private hospital, the Faculty of Physics, and Feria de Valencia (exhibition and conference center). This location ensures strong demand for short- and medium-term rentals, making it ideal for a flex-living / coliving model.

Business model and profitability
The coliving business model in Valencia is considered promising due to the growing rental market and strong demand for small, fully equipped units. Once completed and fully occupied, the property is expected to increase in value rapidly. In Valencia, similar studio units currently generate about 935–1 250 EUR/month in rental income, giving the project clear and competitive return potential.

Project financing
The project owner is investing 429 820 EUR of own funds at the start (about 24% of the total project budget): 240 000 EUR is the land acquisition cost, and the remaining amount covers transaction and pre-construction expenses. The first financing stage will cover 50% of the land acquisition cost. Subsequent stages will finance construction, and funds will be disbursed based on architect-approved work completion acts.

Valencia context
Valencia is the third-largest city in Spain (about 825–844 thousand residents, ~2.5 million in the metropolitan area). Rental demand is supported by strong urban growth. The city’s economy benefits from one of the most important Mediterranean ports, while its character is defined by a unique combination of: the futuristic City of Arts and Sciences, a charming old town, the Turia Gardens running through the city, and beaches located directly on the Mediterranean Sea.

Loan information: 
The loan will be repaid through refinancing with another financial institution or from property sale proceeds, while interest to investors will be paid from company operating income.

Maximum project financing amount: 1,500,000 EUR. The project is financed based on the current collateral value until the maximum LTV ratio is reached. Once the maximum LTV is reached, a new property valuation will be required, and further financing stages will only be raised if the limit is not exceeded.

Please note that the loan amount will be disbursed after the mortgage is signed and the mortgage priority is granted. The registration of the mortgage may take several weeks after the funds are disbursed. Interest for investors will start accruing from the date of signing the mortgage agreement, in accordance with common practice in the Spanish market.

We plan to raise the required amount within 7 days, with the option to extend up to 30 days if not fully funded.
