About the project whose loan is being refinanced:
In 2021, the project owner acquired a manufacturing building and converted it into 56 lofts with areas ranging from 30 to 60 m². The project owner designed functional spaces and rooms, custom-made furniture suitable for lofts, and selected and installed household appliances and equipment necessary for comfortable living. A total of 26 lofts remain in the project. Since February 2023, the remaining lofts have been rented out, generating a rental income stream of EUR 600 per month per loft. The planned sales revenue for one loft is EUR 100 000.
Loan Information:
This loan will be covered by the proceeds from the sale of the mortgaged or other property. Interest payments to investors will be made from rental income.
The maximum financed amount: EUR 500 000. The project is financed based on the current valuation of the collateralized property until it reaches the specified maximum loan-to-value (LTV) ratio. Upon reaching the maximum LTV, a new property valuation will have to be performed, and further project financing stages will be announced and collected only if the specified maximum LTV is not exceeded.
