Project purpose:
In 2024, the project owner acquired a 10-are land plot in the centre of Riešė, on Kooperatyvo Street, and prepared a design for a semi-detached residential house.
“Insta projektai” is a growing real estate development group, bringing together a strong and experienced team. The group’s portfolio includes the successfully developed “Elfa lofts” project – a 2,500 m² building on Vytenio Street, which was financed together with Profitus investors.
In July 2025, the building permit was obtained and active construction works began. The planned total area of the semi-detached house is 272,28 m² (to be updated according to the latest cadastral file). Currently, the façade is being completed and interior wall plastering will soon begin. The house is designed to meet A++ energy efficiency standards, ensuring very low heating and energy consumption. The actual completion level today exceeds 60%.
The planned project completion, including landscaping, is March 2026. The project is being developed in a strategically convenient location in Didžioji Riešė, with all daily infrastructure nearby (educational institutions, shops, public transport). Due to the limited supply of new construction, this area has high liquidity and stable market demand.
The planned total project revenue is 596,000 EUR (including VAT).
Loan information:
The loan will be repaid from the sale proceeds of the pledged property. Interest will be paid to investors from the company’s operating income (sales revenue from other properties).
The maximum project financing amount is 320,000 EUR. The project is financed based on the current valuation of the pledged property until the maximum LTV ratio is reached. Once the maximum LTV is reached, a new property valuation must be performed, and further financing stages will be announced only if the maximum LTV is not exceeded.
The planned fundraising period is 7 days, with the possibility of extension up to 30 days if the funds are not collected.
