About the Project:
In cooperation with PROFITUS, the project owner has acquired a commercial-use building in a strategically attractive part of Vilnius Naujamiestis and has already started construction and renovation works. The building's roof is currently being renovated, and interior repairs are underway to adapt the premises for administrative use. The building is expected to be leased or a lease agreement signed starting from August 2025. The project owner plans to lease the entire building at a rate of EUR 21/m², including staircases and other common-use areas.
Loan Information:
The loan will be repaid by refinancing through another credit institution, and the interest will be paid from the shareholder’s personal funds
The maximum financed amount, together with a planned syndicate partner NuCapital, is EUR 8,000,000 (already funded 815 900 EUR). The project is financed based on the current valuation of the mortgaged property until the set maximum Loan-to-Value (LTV) ratio of 90% is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further project financing stages will be announced and launched only if the maximum LTV is not exceeded.
The targeted amount is planned to be raised within 7 days, with the possibility of an extension up to 30 days if the funds are not collected.
