About the Project:
The Project Owner is developing a residential quarter of 8 semi-detached houses in Užliedžiai village, Kaunas district. The project is being developed on 8 land plots with a total area of 71.98 ares. The quarter will consist of 8 semi-detached residential houses, i.e. a total of 16 apartments. The planned area of each apartment ranges from 87 to 92 m², with a total saleable area of approximately 1 408 m². All apartments will be completed to partial fit-out and sold to end buyers.
Building permits have been issued for all land plots, and preparatory construction works have been completed, including topsoil removal and site preparation for foundation works. Construction of 3 semi-detached houses is currently underway on three land plots – foundations have been completed, masonry works have been carried out, and roof structure installation is scheduled to begin shortly.
The currently registered completion level of the 3 semi-detached houses under construction is 26%, while according to the independent property valuer's report, the completion level of the buildings as of the valuation date was 24%.
At this stage, the funds raised will be used for the planned refinancing of the loan.
Loan Information:
The loan will be repaid from the proceeds of apartment sales, while interest to investors will be paid from the company's operating income and advance payments received.
The maximum planned project financing amount is EUR 1 400 000. The project is financed based on the current valuation of the pledged property until the maximum permitted Loan-to-Value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out. Further project financing stages will be announced and funded only if the established maximum LTV ratio is not exceeded.
We plan to raise the target amount within 7 days, with the possibility to extend the fundraising period up to 30 days if the target amount is not collected.
