About the Project: 
The project owner is developing a semi-detached residential house at Pergalės St. 13, Trakai. The pledged collateral is a 122.58 sq. m apartment together with the corresponding share of the land plot. The registered completion level of the building is currently 52%, while the actual completion level has reached 80%. The loan proceeds will be used to refinance the existing PROFITUS loan and complete the remaining construction works, including fence installation, lawn landscaping, and installation of interior partition walls. Construction is expected to be completed within the next 2–3 months, with the sales process planned to begin in the third quarter of 2026. The estimated selling price is approximately EUR 235,000 excluding VAT.

The property is located in Trakai, one of Lithuania's most attractive towns for both living and recreation, renowned for its unique natural surroundings, lakes, and historic old town. The property is situated only about 1.8 km from Trakai city centre, providing convenient access to urban infrastructure, shopping, educational institutions, and other services. Trakai is valued as a residential location due to its peaceful environment, proximity to Vilnius, and limited supply of newly built individual housing, supporting stable demand in this residential market segment.

Loan Information: 
The loan will be repaid from the proceeds of the sale of the pledged property. Interest payments will be covered from customer advance payments or the company's working capital.

The maximum planned financing amount for the Project is EUR 130,000. The Project is financed based on the current valuation of the pledged property until the maximum permitted loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out. Further financing stages will only be launched if the updated valuation confirms compliance with the maximum permitted LTV ratio.

The target funding amount is planned to be raised within 7 days, with the possibility of extending the funding period to 30 days if the target amount is not reached.
