About the Project:
The project owner is continuing the construction of a single-family residential house. The project is progressing according to the original plan, and since 10 March 2026, construction has been financed using the developer's own funds. The property's completion level has now reached approximately 85–90%, while its market value has increased to EUR 191,000 over the past year. The single-storey residential house will offer a total area of 172.2 sq. m and will comprise four fully finished rooms, designed to meet modern living standards. Interior finishing works are currently underway, with project completion expected within the next 2–3 months. Upon completion, the property will be placed on the market for sale.
The funds raised at this stage will be used to refinance the existing PROFITUS loan, providing the project owner with additional time to complete the remaining construction works and successfully sell the property.
Loan information:
This loan will be repaid from the sale proceeds of the project, which are estimated at EUR 265,000 excluding VAT, or by refinancing the loan. Interest to investors will be paid from the project owner’s operating income.
This project is financed in stages. The maximum financing amount is EUR 132,500 (Active loan portfolio after refinancing – EUR 100,000). The project is financed according to the current valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be performed and further financing stages of the project will only be announced and collected if the established maximum LTV is not exceeded.
We plan to raise the funding within 7 days, with the possibility to extend the fundraising period up to 30 days if the amount is not collected.
