About the Project:
The Project Owner intends to acquire, through an auction, 108.87 m² of commercial premises located at 18 Aušros Vartų Street, Vilnius. The acquisition price of the property is 216 000 EUR, part of which will be financed through the PROFITUS platform, while the remaining part will consist of the Project Owner’s own funds.

The project is located in one of the most attractive areas of Vilnius – the Old Town, near the Gate of Dawn. This location benefits from exceptionally high tourist and pedestrian traffic, developed service infrastructure, and excellent accessibility. Numerous hotels, restaurants, cafés, cultural attractions, and major tourist destinations are located nearby, making the property highly suitable for accommodation services.

The project involves the conversion of commercial premises into four accommodation units under a usage allocation arrangement – three lofts and one studio apartment – while simultaneously changing the property's purpose to hotel use. Renovation and conversion works are expected to be completed within the first six months following acquisition, after which the property will be operated as a rental business.

According to the project plan, operations are expected to commence by the beginning of 2027, with projected net annual rental income of 34 756 EUR.

Loan Information:
The loan will be repaid through refinancing with another credit institution or from proceeds generated by the sale of the property. Interest payments are planned to be covered from the company's working capital or operating income.

Maximum planned project financing amount: 300 000 EUR. The project is financed based on the current valuation of the pledged property until the maximum permitted Loan-to-Value (LTV) ratio is reached. Once the maximum LTV is achieved, a new property valuation will be be required. Further financing stages of the Project will be announced and launched only if the established maximum LTV ratio is not exceeded.

The fundraising period is planned for 7 days, with the possibility of extending it up to 30 days if the target amount is not collected.
