About the Project:
The project owner has acquired a 10 000 m² land plot located at Lielā iela 120, Mārupe. The property is situated in one of Riga’s most attractive and rapidly developing suburbs, approximately 10 km from Riga Old Town. The location benefits from excellent connectivity to the city center, while the plot borders Daugavas iela, one of the main roads leading to Riga, giving part of the property strong potential for commercial development.
Currently, amendments to the Municipal Spatial Plan are underway in Mārupe Municipality. As part of this process, a portion of the land plot is planned to be rezoned from residential to commercial use. Once the new spatial plan is approved, the client will be able to use part of the property for commercial purposes. As a result, the value of the land plot is expected to increase by approximately EUR 169,000. In addition, two real estate projects are planned on adjacent plots: the residential development Marupes Sirds and the healthcare centre Marupes Doktorats. These projects are also expected to contribute significantly to the appreciation of the pledged property's value.
The project owner specializes in land development projects by acquiring larger land parcels, initiating zoning and planning procedures, subdividing them into smaller plots, and selling them on the market. The same development strategy is planned for this project.
Approximately 4,500 m² of land located along Daugavas iela is planned to be converted into commercial land and sold at around EUR 60/m², generating estimated proceeds of EUR 270,000 excluding VAT. The remaining residential land will be subdivided into smaller plots for individual housing development and sold for approximately EUR 260,000 excluding VAT. The total projected sales value of the project amounts to approximately EUR 530,000 excluding VAT.
The funds raised in this stage will be used to refinance the existing loan and provide working capital for the company.
Loan Information:
The loan will be repaid from property sale proceeds or by refinancing with another financial institution. Interest payments will be covered from the company's operating income and/or proceeds from property sales.
Maximum financing amount: EUR 270,000. The project is financed based on the current valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new valuation must be performed.
The fundraising target is planned to be achieved within 7 days, with the possibility to extend the funding period up to 30 days if the target amount is not reached.
