- Experience in Similar Projects: The project owner has experience in renovating single-family residential houses, converting them into separate residential units, and selling them. In a previous project completed in Garliava, a 313 m² residential house was renovated, divided into 6 separate residential units, and sold.
- Attractive Project Location: The pledged property is located in Šilainiai, Kaunas, in a low-rise residential neighbourhood, approximately 4.3 km from the city centre. The area benefits from well-developed social and commercial infrastructure, including nearby educational institutions, shops, shopping centres, and healthcare facilities. The convenient location and developed infrastructure enhance the property's attractiveness to potential buyers and create favourable conditions for its sale.
- Attractive Housing Format: The project involves the development of 7 compact apartments ranging from 38 to 80 m², which will be sold fully furnished and equipped with household appliances. This housing format is aimed at both first-time homebuyers and individuals looking for investment properties.

About the Project: The project owner plans to acquire and renovate a single-family residential house located at Sūkurių St. 6A, Kaunas, converting it into separate residential units for sale. The planned works include minor renovation, dividing the building into 7 apartments under a notarised agreement on the use of the property, and subsequently selling them. In September 2026, a preliminary real estate purchase and sale agreement was signed, under which the residential house, together with a 0.1000 ha land plot and other engineering structures, will be acquired for 530 000 EUR excluding VAT. The project owner has already paid a deposit of 50 000 EUR.
The 414.07 m² residential house is planned to be divided into 7 apartments ranging from 38 to 80 m², with a total planned saleable area of approximately 390 m². Ground-floor apartments will have separate entrances and private terraces, while second-floor apartments will feature spacious balconies. Access to the second floor will be provided via a shared internal staircase. According to the project owner's assessment, the existing building is in good condition, meaning that no major reconstruction works are planned.
The renovation will include modernising the heating system, separating utility networks and individual utility metering, creating separate residential spaces, and carrying out minor interior and exterior cosmetic improvements. All apartments will be sold fully furnished and equipped with household appliances. Additionally, 7 parking spaces are planned next to the building, with an expected selling price of 5 000–7 000 EUR per space. The projected average apartment selling price is approximately 2 600 EUR/m², with a total estimated sales value of around 1 014 000 EUR. Additional revenue from the sale of parking spaces has not been included in the project's business plan calculations.
The project owner has experience in implementing similar real estate projects. One example is the renovation of a 313 m² single-family residential house located at Aukštoji St. 4, Garliava. During this project, the building was fully renovated and divided into 6 separate residential units, which were subsequently sold.
Loan Information:
The loan will be repaid from property sales proceeds, while interest payments will be covered by advance payments and the company's working capital.
The maximum planned project financing amount is 650 000 EUR. Please note that the project will also be financed through a second-ranking mortgage. The project is financed based on the current valuation of the pledged property until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation will be required, and subsequent financing stages will only be launched and funds raised if the established maximum LTV ratio is not exceeded.
The planned loan term is 12 months. Funds may be raised in stages, and the duration of this financing stage is 6 months. Upon expiry of this stage, if necessary, continued project financing may be carried out, meaning that funds may be raised through a new financing stage without exceeding the final maturity date specified in the project loan agreement.
The target amount is planned to be raised within 7 days, with the possibility of extending the fundraising period to 30 days if the target amount is not collected.
