About the Project:
“Golf Hills” is a high-end residential real estate project being developed in Ciudad Quesada (Alicante, Spain), in a prestigious location next to the La Marquesa golf course. The project will consist of 7 individual luxury villas, and the current financing will be allocated to the development of the first 3 villas. Only if unused funds remain, they will be allocated to the construction of a fourth villa.

During the first stage, the raised funds were used for design and technical preparation works. Key engineering solutions have been prepared, including foundation and structural design, a digital building model (allowing precise coordination of all design solutions prior to construction), geotechnical studies, and initial project coordination works. In addition, project-related preparatory and design costs were covered, such as safety solutions, detailed execution design, and technological solutions aimed at more efficient construction. The overall project progress currently stands at 14.37%.

In the second stage, construction works are being initiated: site preparation and mobilization of equipment are being carried out, earthworks are performed, structural layouts are precisely marked, and structural steel elements and fastening components are being procured. The project is being developed using a high level of construction industrialization, meaning a significant portion of structural elements is manufactured in a factory and delivered to the site ready for installation.

Each “Golf Hills” villa is designed as a high-quality, liquid asset targeting international buyer demand. The project includes key value-driving features: private swimming pools, spacious terraces, unobstructed west-facing views of the golf course, and individual parking spaces.

The project is being developed in an area with stable demand for higher-end residential real estate, particularly among buyers from Northern Europe. Ciudad Quesada is an established residential area in the Costa Blanca South region, approximately 45–50 minutes from Alicante Airport and about 8 km from the Mediterranean coast. The area offers well-developed infrastructure, a golf course, service and leisure facilities, and is attractive for year-round living.

The developer focuses on value creation through architectural solutions and by leveraging the advantages of the location. Although construction costs in this segment are high, the developer has experience in selling similar high-end properties in this area, mainly to clients from Scandinavia and other Northern European countries. The project concept is tailored specifically to the expectations of this target segment.

The planned sales price of each villa is 1 350 000 EUR.

Loan information:
The loan will be repaid from villa sales revenues, while interest will be paid from the company’s working capital.

The maximum project financing amount is 2 400 000 EUR (already raised 552 890 EUR). The project is financed based on the current valuation of the pledged asset until the predefined loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, further LTV calculations will be based on construction progress certificates approved by an architect, together with updated external property valuations.

Please note that the loan amount will be disbursed after the mortgage is signed and mortgage priority is granted. Mortgage registration may take several weeks after funds are disbursed. Interest for investors will start accruing from the date of signing the mortgage agreement, in line with standard Spanish market practice.

The funding is planned to be raised within 7 days, with the possibility to extend up to 30 days if the target amount is not reached.
