About the Project:
In cooperation with PROFITUS, the Project Owner acquired a land plot located at Upelio g. 2C, Gineitiškės village, Vilnius district. A 264.38 m² semi-detached residential house is being developed on the plot, comprising two apartments of 132.19 m² each.
The property is planned to be completed with full interior finishing and sold, with total projected sales revenue amounting to EUR 1 004 644. Since the previous financing stage, construction works have commenced – the Project Owner has already invested more than EUR 54 000 of own funds in construction, excluding the acquisition of the land plot. Currently, the first floor of the building has been constructed, and water, electricity and sewage networks have been connected to the plot.
At this stage, continued financing of the Project is being carried out for a period of 6 months. During this period, the Project Owner plans to complete the construction and fit-out works to full completion using own funds and sell the developed property.
Loan information:
The loan will be repaid from the proceeds from the sale of the real estate, while interest to investors will be paid from advance payments received.
Maximum financing amount: EUR 420 000 (EUR 93 272 raised). The Project is financed based on the current valuation of the pledged property until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and subsequent financing stages of the Project will be announced and funded only if the established maximum LTV is not exceeded.
We plan to raise the target amount within 7 days, with the possibility of extending the funding period up to 30 days if the funds are not raised.
