About the Project:
The project owner is developing a semi-detached residential house project in Skirgiškės village, Riešė eldership, Vilnius District Municipality. The project has currently reached 85 % completion, meaning that the majority of construction works have already been completed. The funds raised will be allocated to the company's working capital, part of which will be used to complete the remaining construction works to full interior finish.

The project consists of two spacious apartments registered as separate real estate units.

The project owner plans to sell the pledged property within 6–12 months, with expected sales proceeds amounting to 352 893 EUR.

The pledged property is located approximately 21 km from Vilnius city centre and has an asphalted access road. The Neris River flows nearby, while the surrounding area is characterised by forests and detached residential housing. This location may be attractive to buyers seeking a home in a natural setting while maintaining convenient access to Vilnius. Such a location creates favourable conditions for maintaining the property's attractiveness to potential buyers.

Loan Information:
The loan is expected to be repaid from the sale of the pledged property. Interest will be paid from the company's operating income or working capital.

Maximum financing amount: 280 000 EUR. The project is financed based on the current valuation of the pledged property until the maximum permitted loan-to-value (LTV) ratio is reached. Once the maximum LTV has been reached, a new property valuation will be required, and further financing stages of the Project will be announced and funded only if the maximum permitted LTV ratio is not exceeded.

The target amount is planned to be raised within 7 days, with the possibility of extending the funding period up to 30 days if the target amount is not collected.
