About the Project:
The project owner has acquired a land plot where a semi-detached residential house is planned. Currently, documents have been submitted to obtain the construction permit (SLD), which, according to the information provided by the project owner, is expected to be issued by mid-April. The total area of the planned semi-detached house will be 274,74 m² (units: 139,42 m² and 135,32 m²). Both units will be sold with full finishing, without furniture.
For additional financing security, a residential house with a land plot in Marvelė is pledged, which will serve as an additional collateral instrument during the project development stage. The project is being developed in a residential area designated for individual house construction. The location – Marvelės Street – is attractive due to its proximity to Kaunas city center (about 3 km), while maintaining the tranquility and privacy of residential areas.
The planned total sales price is approximately 681 174 EUR (2 479 EUR/m² excluding VAT), which corresponds to the market level in this location and project segment. At this stage, the funds raised will be used for refinancing the existing PROFITUS loan and for real estate development works.
Loan information:
The loan will be repaid from property sales proceeds, while interest to investors will be paid from advance payments or the company’s working capital.
Maximum financing amount: 440 000 EUR. The project is financed based on the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new property valuation must be carried out, and further project financing stages will be announced and executed only if the established maximum LTV is not exceeded.
The target is to raise the funds within 7 days, with the possibility to extend up to 30 days if the amount is not collected.
