Urbanitae is the meeting point between the small investor and the best real estate developers. Urbanitae allows anyone to invest in large real estate projects as large investment funds do, from €500 euros, without having to worry about all the paperwork and procedures that make it so complex.
We offer real estate projects through our network of accredited developers. The projects we look for are mainly in the residential and commercial sectors, although we are open to studying real estate projects of any type.
The specific form your investment takes depends on the type of project:
- In equity projects (equity), when you invest, you buy a piece of the property. To streamline the process and make it as efficient as possible, a limited company is set up, which acquires the property. As an investor, you will be given entry into the capital of the company (via a capital increase) and your participation will be equivalent to the amount invested. For example, if you invest €1,000 in a project worth €100,000, you will have a 1% stake in the created company and you will be entitled to 1% of the profits it generates.
- In debt projects, you participate in the loan granted to the company from which the developer will develop the project. At the maturity of the loan, you will recover your investment with the predetermined interest.
Urbanitae is aimed at any individual or institutional investor who wants to invest in the real estate sector.
- Natural persons, of legal age with Spanish nationality.
- Natural persons, of legal age, in possession of a foreign identification number (NIE).
- Any company with Spanish CIF.
The only fee Urbanitae charges is the opening fee. It depends on the project, but in any case it is between 5% and 7% of the financing objective, which is included. That is, Urbanitae always raises the financing objective plus the fee.
We are obsessed with transparency: our goal is that there are never any unexpected fees and that it is clearly known what we charge.
