  • Experienced developer: The project owner is a construction company operating since 2015 with significant experience in the development of residential, commercial, and administrative projects. Over the years, the company has completed more than 10 projects with a total area exceeding 35 000 m². The company has cooperated with well-known Lithuanian real estate developers such as “Eika”, “Hanner”, and others, contributing to the development and renovation of various projects ranging from residential quarters to hotels and commercial properties.
  • Liquidity: The project is being developed in the Gulbinai district of Vilnius, where stable demand for residential housing is maintained. Similar residential projects are being developed in the area, while planned infrastructure development (educational and commercial facilities) contributes to the attractiveness of the location. The estimated asset realization period is up to 9 months.
  • Development in stages: The project is being developed in stages, constructing several semi-detached houses at a time. This model allows for consistent planning of construction works, more efficient cash flow management, and reduced project implementation risk. In addition, phased development provides flexibility, enabling adjustments to the project execution and sales strategy according to market conditions.

About the Project:
“Spyglio namai” is a modern residential housing quarter in Didieji Gulbinai, Vilnius, where the development of 9 semi-detached houses with a total of 18 apartments is planned. Each apartment will have an area of approximately 140 sq. m with full interior finishing. During the design phase, significant attention has been given to residents’ privacy and comfort – the semi-detached houses are connected at an angle, creating separated terraces, while the entire quarter is planned as a gated community with controlled access.

The project is being developed in stages, constructing 2–3 semi-detached houses at a time. Construction is scheduled to begin in Q2 2026, while the completion of the entire project is planned by 2029. Sales are expected to start in Q4 2026.

Having received Phase I financing from Profitus, the project developer additionally acquired four land plots and part of the transportation and engineering networks corridor territory plot. In this phase, the mentioned plots and part of the territory are pledged to Profitus as additional collateral for the project.

The financing raised during the second phase will be allocated to leveling works of all project plots, preparation of project and technical documentation, and the commencement of construction works for the first residential houses.

The project is being developed in Gulbinai – a rapidly growing part of Vilnius dominated by low-rise residential construction, with Gulbinas Lake located nearby. According to the city development plans, infrastructure expansion is planned in the area, which will increase the attractiveness of the location for living and investment purposes over time. The distance to Vilnius city center is approximately 13 km.

Loan information:
The loan will be repaid from property sales income or by refinancing the loan, while interest to investors will be paid from advance payments or the company’s working capital.

Maximum financed amount: 4 200 000 EUR (Already funded: 272 000 EUR). The project is financed according to the current valuation of the pledged assets until the maximum Loan-to-Value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further financing stages of the Project will be announced and collected only if the established maximum LTV is not exceeded.

We plan to raise the target amount within 7 days, with the possibility to extend the funding period up to 30 days if the funds are not collected.
