About the Project:
The Project Owner plans to develop an individual residential housing project on Spindulio Street, Didžiųjų Gulbinų village, Vilnius District. A down payment for the land plots has already been made, and the funds raised during this financing stage will be used for the final settlement for their acquisition.

Building permits have already been issued for the plots, and construction works have commenced. The project includes the construction of 8 detached houses and 1 semi-detached house with a total planned area of 1 330.51 m². The Developer plans to conclude the first sales transactions in Q4 2026. The first preliminary sale and purchase agreement for one of the detached houses has already been signed.

The project is being developed in a promising area of Vilnius District, offering convenient access to Vilnius city centre and well-developed infrastructure for everyday living. Educational institutions, shopping centres, and public transport stops are located nearby, while green areas and surrounding lakes further enhance the attractiveness of the residential environment.

Loan Information:
The loan will be repaid from property sale proceeds, while interest to investors will be paid from received advance payments or the Company's operating income.

The maximum project financing amount is 490 000 EUR. The amount may be raised in tranches. Please note that interest for investors will start accruing only after the full amount required for the acquisition, i.e. 490 000 EUR, has been raised. The project is financed based on the current valuation of the pledged assets until the maximum Loan-to-Value (LTV) ratio is reached. Once the maximum LTV ratio has been reached, further LTV calculations will be based on construction progress certificates approved by the architect together with updated external property valuations.

We plan to raise the target amount within 7 days, with the possibility of extending the fundraising period up to 30 days if the target amount is not reached.
