About the Project:
In 2021, the project owner acquired an industrial building, which was carefully reconstructed into 56 modern lofts ranging in size from 30 to 38 m². Currently, 30 lofts have already been successfully sold, while the remaining 26 lofts generate stable and consistent income from long-term rentals. During the reconstruction, the highest quality and design standards were taken into account, making these lofts attractive to both residents and investors and providing a solid and profitable investment opportunity.
Currently, the lofts are rented out and generate monthly income of 500-580 EUR/month for each loft. The funds raised during this stage will be used for the continued financing of the project, as provided for in the financing plan.
Loan Information:
The loan will be repaid from the proceeds of the sale of the existing property or through refinancing, while interest to investors will be paid from the rental income generated by the lofts, other rental properties, and the company’s operating income.
Maximum Project stage financing amount: 248 300 EUR. The scheduled end date of the project loan agreement is 2027.10.04. Funds for the project may be raised in stages, and the duration of this financing stage is 12 months. The project is financed based on the current valuation of the mortgaged property until the established maximum loan-to-value ratio (LTV) is reached. Once the maximum LTV is reached, a new property valuation will be required, and further Project financing stages will be announced and funded only if the established maximum LTV is not exceeded.
We plan to raise the target amount within 7 days, with the possibility of extending the period up to 30 days if the funds are not raised.
