About the project:
In 2025, the project owner, in cooperation with the PROFITUS platform, raised working capital by pledging administrative non-residential premises. A 12-month loan agreement was signed, and during the loan period the client planned to sell the property. However, after signing a new long-term lease agreement valid until 2028-10-01 and with the property generating stable income, the loan is being refinanced under a new loan agreement.

The funds raised during this stage will be used to refinance the existing loan.

The pledged asset consists of administrative non-residential premises located at A. Rotundo g. 4A, Vilnius. The property is situated in a strategically convenient location in the city center, close to Gediminas Avenue, business centers, public transport, and key urban infrastructure facilities. This is a liquid and highly demanded location for administrative activities. The property is currently leased, generating annual net rental income of EUR 15 600 excluding VAT.

Loan information:
The loan will be repaid from the operating income of the related company or from the sale of the pledged property, while interest payments to investors will be covered from monthly rental income.

The funding amount is planned to be raised within 7 days, with the possibility to extend the funding period up to 30 days if the target amount is not collected.
