About the Project:
The Project Owner is developing a residential housing project in the city of Vilnius and Vilnius District, which includes the construction of one single-family house at Kamantų St., Vilnius (planned area – 107.18 sq. m), and one semi-detached house at Bitininkų St. 11, Didžiasalis Village, Vilnius District Municipality (planned area – 176.28 sq. m). The total planned building area amounts to 283.46 sq. m.
Both land plots are owned by the Project Developer. Construction works on the semi-detached house at Bitininkų St. are already underway, with the building walls completed. The technical design for the Kamantų St. project has been finalized, and the building permit is expected to be obtained shortly, after which construction works will commence.
The Project is being developed in two promising residential locations. The plot in Pilaitė is situated in one of the most attractive individual housing districts in Vilnius, offering well-developed infrastructure, convenient access to the city, and above-average real estate liquidity. The Bitininkų St. project is located in Didžiasalis Village, Nemėžis Eldership – a developing individual housing area approximately 11–12 km from Vilnius city centre. The location is attractive to buyers looking for a quieter residential environment close to the capital.
Construction and interior finishing works are planned to be completed by the second quarter of 2027.
Loan Information:
Interest will be paid from buyers' advance payments or shareholder loans, while the principal loan repayment is planned from the proceeds of the sale of the pledged property.
The maximum planned financing amount for the Project is EUR 350,000. The Project is financed based on the current valuation of the pledged assets until the maximum permitted loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and subsequent financing stages of the Project will only be launched if the maximum permitted LTV ratio is not exceeded.
The funding target is planned to be raised within 7 days, with the possibility of extending the funding period up to 30 days if the target amount is not fully raised within the initial period.
