About the Project:
The project owner is successfully continuing the development of a recreational complex project in Baldone, Latvia. The 5 000 m² land plot has already been fully prepared – territory improvement works have been completed, subdivision into three separate usage units has been planned, and the main infrastructure for further development has been installed.
Significant construction progress has already been achieved on one of the planned plots – two houses have been built, with interior finishing works currently remaining. The project is in a late development stage, therefore the main structural and infrastructure works have already been completed.
The project owner last raised financing through the “Profitus” platform in November 2025, when EUR 55 000 was borrowed. Following this stage, construction works were continued using own funds. The client confirmed that the entire planned equity contribution has already been invested into the project – EUR 82 949. It is also noted that the project is being implemented according to plan and no deviations from the planned budget have been identified at this stage.
The project owner has additionally increased the value of the remaining two plots – separate electricity connections, access roads, and other infrastructure improvement works necessary for further development have already been completed.
The raised financing will be allocated to final construction and interior finishing works as well as the completion of the project.
Loan Information:
The loan will be repaid through refinancing at another credit institution. Interest to investors will be paid from the company’s operating income.
Maximum financing amount: EUR 120 000 (EUR 55 000 already funded). The project is financed based on the current pledged asset valuation until the established maximum Loan-to-Value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation will have to be performed, and further financing stages of the Project will only be announced and collected if the established maximum LTV is not exceeded.
We plan to raise the target amount within 7 days, with the possibility to extend the fundraising period up to 30 days if the amount is not fully collected.
