About the Project:
The Project owner is developing the “Naktigonės namai” detached housing community in Miriniškiai village, Kaunas District. The Project consists of six detached residential houses, four of which are currently under active development and will be pledged as collateral for the financing.
The actual construction completion level of the pledged houses is approximately 78–87%. Most of the main construction works have already been completed, and the financing will be used to complete the remaining construction and fitting-out works, bringing the houses to 100% completion with full interior finishing.
To date, approximately 507 000 EUR has been invested into the Project. At this financing stage, four detached residential houses with a total area of 437.52 m² are being developed. The houses are single-storey homes of up to 110 m², targeting a highly demanded and more affordable housing segment accessible to a broader range of buyers.
The developer plans to fully complete and prepare all houses for sale by autumn 2026.
The projected sales revenue from the four houses amounts to 1.14 million EUR excluding VAT, or approximately 2 607 EUR/m² on average. This pricing is in line with the newly built detached housing segment in Kaunas District and supports expectations of successful Project execution.
The Project is located in Miriniškiai village, Kaunas District, in a strategically convenient location near the Kaunas–Marijampolė–Suwałki highway. Kaunas city centre is approximately 10.7 km from the Project, allowing residents to conveniently access city infrastructure and workplaces while enjoying the benefits of living surrounded by nature. The surrounding area is characterised by detached residential housing and newly developing residential communities. The district features lower building density, a quieter living environment, and strong development potential, making it attractive for families seeking quality housing close to Kaunas city.
Loan Information:
The loan will be repaid from the proceeds generated by the sale of the pledged property. Interest payments will be made from future advance payments.
Maximum financing amount: 800 000 EUR. The Project is financed based on the current valuation of the pledged property until the maximum permitted loan-to-value ratio (LTV) is reached. Once the maximum LTV is reached, a new property valuation must be performed. Further financing stages of the Project will be announced and funded only if the established maximum LTV is not exceeded.
We plan to raise the target amount within 7 days, with the possibility to extend the fundraising period up to 30 days if the required funds are not collected.
