About the Project:
The project owner in Vilnius, Kryžiokų sodų 5-oji St. 47, has completed the reconstruction of a garden house – the property is currently fully finished and ready for sale or living. All interior repair and finishing works have been carried out, utilities installed, built-in furniture integrated, therefore the property functionally corresponds to a newly built residential house.
In 2025, the project owner, in cooperation with the PROFITUS platform, borrowed 100 000 EUR for reconstruction works, while the remaining part of the project was financed with own funds. According to the initial plan, the property was to be sold and the loan repaid from the sale proceeds.However, following a change in strategy, the aim is to refinance the loan and retain the property for approximately 2 more years after the submission of the declaration of construction completion, in order to achieve property value appreciation and sell under more favorable conditions.
The project is being developed in a liquid and rapidly developing Balsiai residential area in Vilnius. This location is characterized by active individual housing development, an attractive living environment and steadily growing demand. The area has well-developed infrastructure – schools, kindergartens, retail locations, sports and leisure facilities. Convenient access to the city center is ensured both by private and public transport, and main city arteries are easily reachable. The location is attractive both for permanent living and for investment aimed at liquid residential real estate realization.
Loan information:
The loan will be repaid from sale proceeds. Interest will be paid from the company’s working capital and/or rental income.
Maximum loan amount: 161 500 EUR. The project is financed based on the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new valuation must be carried out and further financing stages of the Project will be announced and collected only if the established maximum LTV is not exceeded.
The target amount is planned to be raised within 7 days with the possibility to extend up to 30 days if the funds are not collected.
