About the Project:
The project owner is developing a residential project “Harmony Homes” consisting of five semi-detached houses in Vilnius, on Kazio Bizausko Street. The project is being implemented across five separate land plots, with a total of 10 units planned. Construction is carried out in stages.

Since the previous financing stage, further construction progress has been achieved. Currently, the semi-detached houses are registered, with construction completion ranging from 56% to 70% according to the Centre of Registers (actual completion estimated at 67% to 71%).

The main structural and engineering works have already been completed: internal engineering systems and electrical installations have been installed according to the project, and internal staircases are in place. Underfloor heating has been installed in the majority of units. Interior finishing works have not yet started – walls are not plastered, floors are not poured, and internal partitions are not installed.

External works are at an advanced stage: in some buildings, façades and roofs are fully completed, while in others these works are partially completed.

A dedicated project website www.harmonyhomes.lt has been created, presenting the concept, architectural solutions, and planned offering to buyers. The project is planned to be completed up to partial finishing and sold to end buyers

. Upon completion and sale of all units, total project revenues are forecast at approximately EUR 2,531,255.

Loan information:
The loan will be repaid from the proceeds of apartment sales, while interest to investors will be paid from advance payments or the company’s working capital.

Maximum loan amount: EUR 1,900,000 (EUR 1,171,983 already raised, including EUR 195,785 secured with a secondary mortgage). Please note that the project may be financed with a secondary mortgage. The project is financed based on the current pledged asset valuation until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new valuation must be performed, and further financing stages will be launched only if the maximum LTV is not exceeded.

The funding round is planned to be completed within 7 days, with the possibility to extend up to 30 days if the target amount is not raised.
