About the Project:
The project owner is engaged in real estate development activities focused on the renovation of older buildings, reconstruction of premises, subdivision into smaller units and installation of residential apartments. The developer has experience in implementing so-called “flipping” projects – acquiring lower-value properties, renovating them and creating additional value through rental or sale.

The premises within the mortgaged property are currently leased and the project owner generates approximately 900 EUR of net rental income per month. Annual rental income amounts to approximately 10 800 EUR excluding VAT. Negotiations are also ongoing with a potential buyer – the property is currently offered for sale at 265 000 EUR.

By mortgaging the real estate located at Grīzupes iela 15, Liepāja, the borrower seeks to attract additional working capital that will be used for financing and further development of a new real estate project at Kalpaka 68/70, Liepāja. Part of the raised funds will also be used to refinance an existing loan with another financial institution.

The project is being developed in Liepāja – one of the fastest-growing cities in the western region of Latvia. The city features developed infrastructure, a strategically important port, a growing tourism sector and stable demand for both residential and commercial real estate. The property is located in a convenient part of the city, ensuring good access to major transport routes and everyday services.

Loan Information:
The loan will be repaid from proceeds generated from the sale of the property or through refinancing with another credit institution. Interest payments will be covered from the company’s operating income and/or proceeds from property sales.

Maximum planned project financing amount: 177 000 EUR. The project will also be financed by securing the loan with a secondary mortgage pledge.

We plan to raise the target amount within 7 days, with the possibility to extend the fundraising period up to 30 days if the funds are not fully raised.
