About the Project:
“Golf Hills” is a high-end residential real estate project being developed in Ciudad Quesada (Alicante, Spain), in a prestigious location next to La Marquesa Golf Course. The project will consist of 7 individual luxury villas, while the funds raised through this financing will be allocated to the development of the first 3 villas. Only if there are unused funds remaining will they be used for the construction of the fourth villa.
During the previous stages of the project, the architectural construction project was completed, along with the design of the factory-manufactured structures and geological studies. These works provide the basis for the next stage of construction and the installation of the structures on site.
In this third financing tranche, the funds are expected to be used mainly for transporting the manufactured structures to the construction site and securing them to the foundations. The project is being developed using a high level of construction industrialisation, meaning that a significant proportion of the structures are manufactured in a factory and delivered to the construction site ready for installation.
Each “Golf Hills” villa is designed as a high-quality, liquid asset aimed at meeting demand from international buyers. The project includes the key value elements expected in this segment: private swimming pools, spacious terraces, unobstructed west-facing views of the golf course and individual parking spaces.

Ciudad Quesada is an established residential area in the Costa Blanca South region, approximately 45–50 minutes from Alicante Airport and around 8 km from the Mediterranean Sea. The area offers well-developed infrastructure, a golf course, services and leisure facilities and is attractive for year-round living.
The developer deliberately focuses on increasing value through architectural solutions that make use of the advantages offered by the plot's location. Although construction costs in this segment are high, the developer has experience in selling comparable high-end properties in this area, primarily to clients from Scandinavia and other Northern European countries. The project concept has been specifically adapted to the expectations of buyers in this target segment.
The planned sale price of one villa is EUR 1,350,000.
Loan information:
The loan will be repaid from the proceeds generated by the sale of the villas, while interest will be paid from the company's working capital.
The maximum financing amount for the project is EUR 2,400,000 (EUR 855,890 already raised). The project is financed based on the current valuation of the pledged property until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV ratio is reached, further LTV calculations will be based on construction progress certificates approved by the architect, together with up-to-date external property valuations. Please note that the loan amount will be disbursed after the mortgage agreement has been signed and mortgage priority has been granted. Mortgage registration may take several weeks after the funds have been disbursed. Interest for investors will begin to accrue from the date the mortgage agreement is signed, in accordance with standard Spanish market practice.
We plan to raise the target amount within 7 days, with the possibility of extending the fundraising period up to 30 days if the target amount is not reached.
