About the project:
In the previous financing stage, the project owner raised funds through PROFITUS for the development of a semi-detached house. The loan funds were used for property finishing works and refinancing an existing loan from another creditor.
According to the Centre of Registers, the apartments are 83% complete, but in practice, they are finished from partial to full completion. Since the last property valuation, additional works have been carried out – interior doors installed, furniture added, and minor plumbing completed – increasing the property value.
Currently, the project owner has sold one of the apartments and repaid part of the loan. In this financing stage, the client aims to refinance the existing PROFITUS loan, settle with investors, and extend the loan term to complete the sale of the second apartment.
Loan information:
The loan will be repaid from the sale proceeds of the pledged property. Interest to investors will be paid from advance payments received and the company’s working capital. The projected sales revenue is EUR 230,578.51 (excl. VAT).
The maximum planned project financing amount is EUR 346,000. The project will be financed according to the current pledged property valuation until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is achieved, a new valuation will be performed, and further financing stages will be launched only if the maximum LTV is not exceeded.
The fundraising period is planned to last 7 days, with the possibility to extend up to 30 days if the target amount is not reached.
