The property is situated in the Naujoji Vilnia district, approximately 12 km from Vilnius city centre. The registered completion level of the building currently stands at 70%.
The initial plan was to complete the construction of the semi-detached residential house to 100% completion and subsequently sell the property. Following a change in the project owner's strategy, it was decided not to continue further construction works and instead focus on the sale of the property.
The property is currently being actively marketed for sale. During this financing stage, the existing Profitus loan balance is being refinanced in order to provide the project owner with additional time to complete the sale of the property.
Loan Information:
The loan is planned to be repaid from the proceeds of the sale of the pledged property or through refinancing with another credit institution. Interest payments will be made from the company's operating income.
The maximum planned project financing amount is 170 000 EUR. The project is financed based on the current valuation of the pledged property until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further project financing stages will only be announced and funded if the established maximum LTV is not exceeded.
The fundraising period is planned for 7 days, with the possibility of extension up to 30 days if the target amount is not fully raised.
