- Construction progress: The project is being implemented according to schedule and is at an advanced stage – façade finishing works are completed, the roof is insulated, internal partitions are installed, engineering systems and underfloor heating are completed. A leveling concrete floor layer has been poured on both floors, and the surrounding area is partially arranged.
- Liquidity: The mortgaged property is located in one of the most attractive areas of Didžioji Riešė – close to schools, kindergartens, shops, and public transport stops. Kooperatyvo Street stands out for its fully developed infrastructure and limited supply of new housing. All key amenities are within easy reach, and the location ensures high liquidity and stable demand.
Project objective:
In 2024, the project owner acquired a 10-are land plot in the center of Riešė, on Kooperatyvo Street, and prepared a project for a semi-detached residential house. The project is being developed by “Insta projektai” – a growing real estate development group with successful experience working with the PROFITUS investor community (completed “Elfa loftai” project on Vytenio Street).
In July 2025, a construction permit was obtained and active construction works began. Significant progress has been achieved since the last stage: façade finishing has been completed, the roof has been insulated, and internal partitions have been installed. A leveling concrete layer has been poured on both floors after installing underfloor heating and main engineering systems. The surrounding area has also been partially arranged with paving.
The project is currently in the final stage of interior installation works. Although the official completion recorded in the Real Estate Register is still 6%, the actual completion is estimated at around 85%. The total planned area of the semi-detached house is 272.28 m² (to be уточнен after final cadastral measurements). The building is designed to meet A++ energy efficiency standards. The planned project completion, including all interior works and landscaping, is March 2026.
The project is located in a strategically convenient area of Didžioji Riešė, close to key infrastructure. Due to limited supply of new developments, the location ensures high liquidity and stable demand.
Total planned project revenue remains EUR 596,000 (incl. VAT).
Loan information:
The loan will be repaid from the sale proceeds of the mortgaged property. Interest to investors will be paid from the company’s operating income (sales of other projects).
Maximum loan amount: EUR 320,000 (EUR 239,750 already funded). Financing is based on the current valuation of the mortgaged property until the maximum LTV is reached. After reaching the maximum LTV, a new valuation will be required. Further funding stages will only proceed if the maximum LTV is not exceeded.
The funding is planned to be raised within 7 days, with a possibility to extend up to 30 days.
