About the Project:
The project owner, a company belonging to the CITUS group, is developing a new residential and commercial real estate project “CITUS Miesto akordai” at Trimitų g. 14, Vilnius. The project is implemented in a strategically attractive location in the Šnipiškės district, close to the city center of Vilnius. Šnipiškės is characterized by high real estate liquidity, modern construction, and well-developed engineering and social infrastructure. This ensures constant demand for both residential and commercial real estate for sale and rent. Since the previous financing stage, construction works have been consistently progressing – foundation concreting has been completed, the first floor has been built, and the main engineering communications have been installed.

A modern 6-storey residential building is planned, comprising 51 apartments, 7 commercial premises, 29 above-ground and 30 underground parking spaces, some of which will include or be adapted for electric vehicle charging stations. Additionally, 12 bicycle storage facilities and 10 storage units will be installed. Commercial premises on the ground floors will provide additional convenience for residents – services, shops, and cafes. The project will feature a convenient and functional layout: from compact 25 m² studio apartments to spacious 110 m² five-room duplex units. The top floor will include exclusive apartments with 5,6 m high ceilings and mezzanines, offering views of the rapidly developing Žalgirio street. “Citus Construction” specialists plan to complete the works in Q1 2027. The total projected sales revenue is expected to reach 8,92 million EUR, of which 6,99 million EUR will come from apartment sales.

Apartment prices will start from 3 900 EUR/m², with an average of approximately 4 580 EUR/m². The project is already being presented on real estate portals. After securing financing for development, intensive construction works began. During the first eight months, four floors of the building were constructed. Currently, works on the final – fifth – floor are underway, completing the main structure. Preliminary agreements have already been signed for 86% of property units (apartments, units, commercial premises).

In this financing stage, the raised funds will be used for project development and construction financing.

Loan information:
The loan will be repaid from property sales revenue, and interest to investors will be paid from advance payments and the company’s working capital.

Maximum planned project financing amount: 4 500 000 EUR (1 770 000 EUR already raised). Please note that from this stage, the project will be financed based on the LTC indicator. The LTC (Loan-to-cost) ratio indicates the relationship between the loan and the total project cost. Financing will be provided based on submitted construction work acceptance certificates, directly to the general contractor’s account, without exceeding the maximum LTC and total loan amount. A new property valuation between financing stages will not be conducted; financing decisions will be based on the certified construction supervision acceptance acts and proof of the client’s equity contribution payments.

The planned fundraising period is 7 days, with a possibility to extend up to 30 days if the target is not reached.
