About the Project:
“Brazzi Studio” is a professional photography and videography company that has been operating for over a decade. In 2025, the company financed the acquisition of the plot located at Darbininkų St. 39, Vilnius through the PROFITUS platform. A five-storey administrative building with a basement is planned on this plot, which will become a hub for creativity, business, and community activities. Through this project, “Brazzi Studio” aims to create a space tailored not only to its own operations but also to the needs of creative industries and the business community.
The project includes:
• On the 1st floor – a spacious filming studio of up to 280 m² with 7 m high ceilings and the possibility to drive a vehicle inside (entrance height – 3.40 m);
• On the 2nd–3rd floors – creative project spaces or offices, resident rooms, academy and training classrooms, and podcast spaces;
• On the 4th floor – a professional photo, video, and content creation studio with different functional zones;
• Rooftop – a recreational area for creators and employees.
The building will feature two staircases, two elevators, and 49–62 parking spaces. The architecture is designed in a gallery style, allowing spaces to be flexibly adapted for various purposes, from long-term offices to temporary exhibitions or events. The total building area is approximately 2 590 m², while the above-ground area amounts to approximately 2 047.61 m², of which the main administrative premises account for approximately 2 007.4 m².
The funds currently being raised will be used to refinance the existing loan. Although the detailed plan and design proposals have already been prepared and coordinated with the Vilnius City Municipality, the borrower has not yet obtained the building permit (SLD), and therefore construction works cannot commence.
The process of obtaining the building permit has been delayed due to negotiations and approvals related to road infrastructure solutions, public space development, and tree removal matters. The refinancing will provide additional time to complete the permitting process. The borrower plans to obtain the building permit by the end of Q3.
Loan Information:
The loan will be repaid through refinancing with another credit institution. Interest payments are planned to be covered from the company's operating income.
Maximum planned project financing amount: EUR 3 500 000. The amount may be raised in stages. The project is financed based on the current valuation of the pledged asset until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further project financing stages will be announced and funded only if the established maximum LTV is not exceeded.
The target amount is planned to be raised within 7 days, with the possibility to extend the fundraising period up to 30 days if the required amount is not collected.
