About the Project:
The project owner is continuing the development of a short-term rental apartment project in one of Spain’s most historically significant cities – León. The project is being developed at Plaza Puerta Obispo, No. 15 D, in the city centre, within a prestigious and highly frequented tourist square, considered one of the most attractive locations for short-term rental activity in the city.

Construction works are proceeding according to plan and have currently reached more than 75% completion. The building’s exterior structural works have already been fully completed, with only the final façade finishing works on the ground floor remaining. Significant progress has also been achieved in the interior fit-out phase – the staircase and elevator have been installed, while the installation of engineering systems (electricity, water supply, sewage, and other technical networks) within the apartments has reached approximately 70–80% completion.

At this stage, the raised investments will be used to finance the remaining interior fit-out works and the completion of the project. A total of EUR 205 000 of the developer’s own funds has already been invested into the project, demonstrating the owner's commitment to its successful completion.

Upon completion and commencement of short-term rental operations, the project is expected to generate EUR 173 002 in net rental income during the first 18 months.

The attractiveness of the project is further strengthened by its location. León is a city with a strong historical and cultural identity, where 70–80% of all hotel overnight stays are generated by domestic Spanish tourists. Due to strict heritage preservation requirements, opportunities for new developments in the city centre are extremely limited, resulting in a restricted supply of quality short-term rental properties.

Loan Information:
The loan will be repaid through refinancing with another credit institution. Interest payments to investors will be made from the company’s operating funds.

Maximum planned project financing amount: EUR 850 000 (EUR 730 000 already funded). The project is financed based on the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is achieved, a new property valuation will be required. Further project financing stages will only be announced and funded if the established maximum LTV ratio is not exceeded.

We plan to raise the target amount within 7 days, with the possibility of extending the fundraising period up to 30 days if the amount is not fully raised.
