The project owner, Giraldo OÜ, pledges income-generating real estate to refinance an existing 85,500 EUR loan through the PROFITUS platform. The pledged assets consist of two apartments of 16.7 m² and 21.4 m², located at Harju County, Tallinn, Põhja-Tallinna District, Lõime St. 11–22 and Lõime St. 11–25. Both apartments are currently rented for 400 EUR per month each, generating stable income. The net annual rental income amounts to approximately 7,700 EUR for both apartments combined. The properties are located in a high-demand area of Tallinn, with well-developed infrastructure, convenient transport connections, and strong rental demand, ensuring good liquidity.
The project owner is an experienced developer with more than 17 years in the construction sector, collaborating with Estonia’s leading construction companies such as Merko and Nordecon. The company has already successfully completed the “Haigru 20a” project, settling with investors on time.
The need for refinancing arose as the project owner allocated capital to the development of another project.
Loan Information:
The loan will be repaid from the proceeds of property sales or through refinancing. Interest payments will be covered by rental income.
The target amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if the funds are not collected in full.
