- High completion level: To secure investors’ interests, the pledged collateral consists of nearly fully fitted-out real estate located at Paupio St. 33, Vilnius. Only the remaining fit-out works are required to complete the units, after which they will be ready for final sale.
- Attractive location: The project is being developed in Paupys, in the central part of Vilnius, next to Užupis and the Old Town. The location benefits from well-developed urban infrastructure, convenient transport connections, and close proximity to the main city centre amenities, services, and leisure areas.
- Liquidity: Central Vilnius is an attractive residential location, providing favourable conditions for the sale of the property. The project’s sales potential is further supported by the fact that preliminary sale and purchase agreements have already been signed for 3 out of 7 residential units.

About the Project:
The project owner has acquired real estate located at Paupio St. 33, Vilnius, which has been divided into 7 residential units. Currently, the units are nearly fully fitted out – the remaining fit-out works are planned to be completed, after which the residential units will be sold under an established usage arrangement. Preliminary sale and purchase agreements have already been signed for 3 out of 7 residential units. The entire project is expected to be completed and sold within the next 6 months.
The project is being developed in Paupys – in the central part of Vilnius, next to Užupis and Vilnius Old Town. This part of the city stands out for its proximity to the city centre, well-developed infrastructure, and convenient connections to other areas of Vilnius. The attractive location and demand for residential property in central Vilnius provide favourable conditions for the liquidity and sale of the developed property.
The estimated sales revenue of the entire project is 1 108 000 EUR.
At this financing stage, 410 000 EUR will be allocated to refinancing an existing loan with another credit institution, while the remaining financing amount will be used for working capital.
Loan information:
The loan will be repaid from the proceeds of the sale of the pledged and developed property, while interest will be paid from advance payments or the company’s working capital.
The maximum financing amount for the project is 630 000 EUR. The project loan term is 18 months; however, the funds will be raised in stages, and at this stage, the funds are being raised for a 6-month term. This means that once the stage term expires, funds may be raised again to extend the financing. The project is financed based on the current valuation of the pledged property until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV ratio is reached, further LTV calculations will be based on construction work certificates approved by the architect, together with up-to-date external property valuations.
We plan to raise the target amount within 7 days, with the possibility of extending the fundraising period up to 30 days if the funds are not fully raised.
