About the Project:
The developer acquired a former industrial pumping station building and yard structures located on a state-owned land plot at A. Jakšto g. 12, Panevėžys. A reconstruction project has been prepared and a building permit has been issued, providing for the conversion of the building into a multi-apartment residential building with administrative premises.
The reconstruction includes 32 residential apartments, 24 storage units, 6 administrative premises with a total saleable/leaseable area of approximately 455 m², and one commercial unit of approximately 54.79 m². The leased state-owned land plot provides 10 surface parking spaces.
The administrative premises are planned to be adapted and leased to a kindergarten, with 2 parking spaces allocated. Preliminary rental income from these premises is expected to amount to approximately EUR 6,000 per month plus VAT.
Projected apartment sales revenue amounts to EUR 4,652,311, while total projected project revenue amounts to EUR 5,679,772. The project is located approximately 850 meters from Laisvės Square in central Panevėžys. The area features developed infrastructure, convenient transport connections, and a mixed-use environment suitable for residential purposes. Nearby are educational institutions, shopping centres, healthcare facilities, and other services. Additional attractiveness is provided by the Nevėžis River and the Panevėžys old riverbed pond with recreational areas.

Loan Information:
The loan will be repaid from the sale of developed apartments, while interest will be paid from advance payments and shareholders’ personal capital.

The project is financed based on the current valuation of the pledged asset until the established maximum Loan-to-Value (LTV) ratio is reached. Once the maximum LTV is reached, a new valuation must be performed, and further financing stages will only be announced if the maximum LTV is not exceeded.
