About the Project:
The project owner is developing a residential real estate project in Druskininkai, Žalioji g. 11. The project is implemented on a 15,67 are plot designated for multi-apartment development, with an unfinished building that was previously planned as a guest house. Currently, the building is being reconstructed with the aim of completing construction and changing its purpose to a residential apartment building.

The project includes the development of 21 fully finished apartments, 14 underground and 7 above-ground parking spaces (one per apartment), and 16 storage units. The total saleable area will amount to 1 081 m². On the first and second floors, 19 compact apartments of 40–47 sq. m with terraces or balconies are planned, while on the third floor, 2 spacious apartments of 101–103 sq. m are designed.

Since the previous financing stages, significant progress has been achieved. Main structural and part of engineering works have been completed: masonry and partition works, partial window installation, preparatory electrical and plumbing works, building sandblasting, reinforced concrete works, and priming of steel structures.

A project sales website www.zalioji11.lt has been launched. Market interest has already been observed; however, active sales are planned to begin after completion of the staircase, enabling property viewings together with the real estate partner UAB “OBER-HAUS”. Preliminary sale-purchase agreements are planned to start in May 2026.

According to the project owner, construction completion is planned for Q1–Q2 2027. Due to unfavorable winter conditions, the schedule has been slightly adjusted.

The project is located in the central part of Druskininkai, near key city attractions: Druskininkai Water Park, Culture and Congress Palace, cable car to “Snow” Arena, and the newly developed “Nemunas” complex. The location is highly attractive for both residential and investment purposes. At this stage, the raised funds will be used to refinance the PROFITUS loan, providing the project owner with additional time to complete the project and execute sales.

Loan information:
The loan will be repaid from the proceeds of apartment, storage unit, and parking space sales. Interest to investors will be paid from the operating income of the company’s shareholder.

Maximum loan amount: 1 600 000 EUR. The project is financed based on the current valuation of the pledged assets until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further financing stages will only be announced and funded if the maximum LTV is not exceeded.

The target amount is planned to be raised within 7 days, with a possibility to extend up to 30 days if the full amount is not collected.
