We present the new phased financing project – „Zvalgu butai”. The raised funds will be used to refinance the existing loan. The amount to be raised is EUR 329 900.

UAB ‘Victory Residential’ belongs ‘Victory Funds’ and ‘Citus Group’. The owner of the project has completed various construction projects in Vilnius and Kaunas, with a total area of more than 130 000 square metres.
The aim of the project:
The owner of the project has purchased 10 apartments in the „Trinapolio namai“ apartment building in Vilnius, built in 2021, with a total area of 433.45 square metres. It also has 7 underground parking spaces. All apartments are leased as of November 2022, generating a rental income stream of EUR 8 150 per month. The average monthly rental price of an apartment is EUR 815.
The project owner will use the funds raised to refinance an existing loan.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To protect the interests of investors, 10 apartments with a total area of 433.45 square metres are pledged at Zvalgu st. 7, Vilnius, and 7 parking spaces at Trinapolio st. 3A-101, Vilnius. According to an independent real estate appraiser, the value of the real estate to be pledged to the investors is EUR 1 757 000.
Interest by investment amount:
– From 100 EUR to 7 499 EUR – 9%
– From 7 500 EUR to 49 999 EUR – 9,5%
– From 50 000 EUR – 10%
