We present the new stage of the phased financing project – „Zvalgu butai III“. The raised funds will be used to refinance the existing loan. The amount to be raised is EUR 250 000.
About the project owner:
UAB ‘Victory Residential’ belongs ‘Victory Funds’ and ‘Citus Group’. The owner of the project has completed various construction projects in Vilnius and Kaunas, with a total area of more than 130 000 square metres.
The aim of the project:
The owner of the project has purchased 10 apartments in the „Trinapolio namai“ apartment building in Vilnius, built in 2021, with a total area of 433.45 square metres. It also has 7 underground parking spaces. The project owner, with the help of designers, has designed functional spaces and rooms, custom made furniture suitable for the apartments, selected and installed the necessary apartment appliances and equipment for comfortable living. All apartments are leased as of November 2022, generating a rental income stream of EUR 8 150 per month. The average monthly rental price of an apartment is EUR 815.
The maximum financed amount is EUR 1 229 900 (Existing active portfolio EUR 1 229 900). The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV of 70%. Once the maximum LTV is reached, a new valuation of the property will have to be carried out, and the further stages of financing the project will be announced and collected only if the set maximum LTV is not exceeded. The loan-to-value ratio (LTV) at this stage is 70%. The investment has a maturity of up to 11 months and the exact date of repayment of the investment in this tranche is 2024-10-06.

– From 100 EUR to 499 EUR – 9%
– From 500 EUR to 9 999 EUR – 9,5%
– From 10 000 EUR – 10%
