We present the second stage of the phased financing project “Tarandes namai”. The funds for this phase will be used for the development of the real estate. The amount to be raised is EUR 160 200.
About the project owner:
The project owner has 3 years of experience in the field of real estate and has previously successfully implemented 4 real estate projects on the Profitus platform and has always paid interest and repaid loans to investors on time.
The aim of the project:
The funds of this stage will be allocated for the development of real estate at Zirgupes st. 15, Vilnius. The project consists of 4 cottages with a total area of 546 square meters. Each cottage will have 3-4 acres of land. It is planned to sell the cottage for EUR 232 000 each. Currently, 3 cottages are already for sale. This loan will be covered by the proceeds of the sale of the real estate.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors 103,53 sq m and 124,76 sq m commercial premises are pledged at Laisves Alley, 41-1A and 1B, Kaunas. These premises are leased and generate a fixed rental income (contracts are concluded until 2025), and interest will be paid on the rental income. According to the real estate appraiser, the value of the real estate pledged to is EUR 617 000.
Maximum planned amount of funding for the project: EUR 350 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
– From 100 EUR to 499 EUR – 6,5%
– From 500 EUR to 4 999 EUR – 7%
– From 5 000 EUR – 7,5%

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
