About the Project:
The project owner pledges personal real estate in order to raise working capital for the implementation of a real estate development project. The construction of a semi-detached residential house is planned in Vilnius district. The total area of the semi-detached house will be 264,66 m². The land plot for this project has already been acquired using the company’s own funds.

The planned development is located in Grigaičiai – a rapidly developing area where individual and semi-detached housing projects are actively expanding. The location is attractive due to convenient access to Vilnius city center and the developing residential infrastructure. New projects are being developed nearby, and the project owner, in cooperation with the PROFITUS platform, has already implemented an analogous semi-detached house project on the same street – the property was successfully built and sold.

As a security measure, a residential property owned by the company’s director and her spouse is pledged – a 118,44 m² one-storey house located in Vilnius, at Felicijos Bortkevičienės g. 24. The house is 100% completed, fully finished, and suitable for living.

Loan information:
The loan will be repaid from the proceeds of property sales, while interest to investors will be paid from advance payments or the company’s working capital.

The maximum funding amount is 360 000 EUR. The project is financed based on the current valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further funding stages will only be announced and collected if the maximum LTV is not exceeded.

The target amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if the full amount is not collected.
