About the Project:
The project owner has acquired a plot at Sėlių g. 48, Vilnius, where reconstruction of a residential building is planned, changing its purpose to administrative. A building permit has already been obtained and the construction project has been prepared.

The property is located in the Žvėrynas district – one of the most attractive areas in Vilnius, characterized by high liquidity. The central location and planned commercial purpose allow expecting stable business demand. The limited supply of new commercial construction in this area increases the project's uniqueness and competitive advantage. Proximity to the city center and main business districts creates favorable conditions to attract tenants from various sectors and generate stable income in the future. The loan funds will be used for the company’s working capital.

The project owner’s company belongs to the “Citus” group – one of the most successful real estate developers in Lithuania. Since 2012, the group has implemented more than 34 projects (and their stages) and ranks among the TOP 3 companies by volume of sold housing. The company stands out with strong sales dynamics – projects such as “Miško ardai” and “Kaip Niujorke” reached 90–97% sales during construction.

Loan information:
The loan will be repaid through planned refinancing. Interest will be paid from the company’s operating income or working capital.

Maximum funding amount: 967 500 EUR. Please note that the project may be financed by securing the loan with a secondary mortgage. The project is financed based on the current valuation of the pledged asset until the established maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new asset valuation must be carried out, and further project financing stages will be announced and collected only if the установленный maximum LTV is not exceeded.
