About the Project:
The Project Owner won an auction for the purchase of former fire station premises located in the central part of Klaipėda city, near Klaipėda railway station. The acquisition price of the property is 632 000 EUR. Within the next 6 months after acquisition, it is planned to change the building’s purpose from special use to residential or another use and obtain a reconstruction permit. Several scenarios are being considered: reconstruction into loft-type residential premises, apartments, or change of use and sale of the property. The financing is intended solely for property acquisition. Further development will be financed with own funds or the project will be refinanced in another credit institution after change of use and obtaining permits.

Projected sales revenue: 771 281 EUR

The property is strategically located at Klevų g. 7, Klaipėda, with developed infrastructure and good connectivity. According to the valid Klaipėda city master plan, intensive development is foreseen in this territory, creating preconditions for a conversion project and property value increase.

For the protection of investors’ interests, an additional commercial land plot in Klaipėda owned personally by the Project Owner is pledged.

Loan information:
The loan will be repaid from the proceeds of the sale of the developed/changed-use real estate or through refinancing at another credit institution, while interest will be covered from personal capital.

Maximum planned project financing amount: 470 000 EUR (270 000 EUR already raised). The amount may be raised in stages. The project is financed based on the current valuation of the pledged property until the established maximum LTV (loan-to-value ratio) is reached. Upon reaching the maximum LTV, a new valuation must be performed, and further financing stages will be announced only if the maximum LTV is not exceeded.

Please note that interest for investors will start accruing once the full amount required for the acquisition — EUR 470,000 — has been raised.

The planned fundraising period is 7 days, with the possibility to extend up to 30 days if the amount is not collected.
