About the Project:
The project owner plans to develop a residential real estate project in Trakai district, Žukiškės village, Mažoji Miško Street. The project is being developed together with another developer, and the loan funds will be used for the construction of four semi-detached houses. In the part developed by the project owner, 8 apartments are planned with a total saleable area of 967.16 sq. m.

The location is attractive for buyers seeking individual housing outside the city while maintaining convenient access to Vilnius (approximately 20–25 minutes by car). The surrounding area consists of low-rise residential developments, forming consistent demand for this type of housing. The project is therefore oriented toward a stable family segment, which remains active in the Vilnius region and ensures sufficient project liquidity.

The pledged asset consists of apartments in Vilnius city center, on Basanavičiaus Street (“In Astra Apartments”), used for short-term rental. The property is fully equipped, operational, and generates income from accommodation services. The central location ensures stable occupancy and liquidity in the market. The raised funds will be used to repay an existing loan of EUR 38,000 and for the development of real estate in Trakai district.

Loan Information:
The loan will be repaid from property sales proceeds, while interest will be paid from the company’s working capital and shareholder loans.

The maximum planned financing amount is EUR 1,200,000. The amount may be raised in stages. The project will be financed based on the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new valuation must be conducted, and further financing stages will only proceed if the maximum LTV is not exceeded.

The target amount is planned to be raised within 7 days, with a possibility to extend up to 30 days if needed.
