About the Project:
The project owner seeks to refinance the existing obligation with PROFITUS. The need for refinancing arose due to a change in the initial plan: the client intended to sell the mortgaged 175.59 m² residential house in Kaunas at the beginning of 2025 and use the sales proceeds to repay the PROFITUS loan. However, the property is currently not being marketed for sale. The project owner is actively developing several real estate projects and allocates all available funds to their development, therefore refinancing is carried out to extend the existing agreement by one more year to ensure continuous fulfilment of obligations.
The mortgaged property is located in Vičiūnai, Kaunas – one of the most prestigious and expensive neighbourhoods in the city. The area is dominated by luxury new-build houses with spacious land plots. Surrounded by pine forest and near the Nemunas River, the location is characterized by a high-quality living environment and strong market liquidity.
Loan information:
The loan will be repaid from the sales proceeds of the mortgaged property. Interest will be paid from the company's operating income.
Maximum planned project financing amount: 200,000 EUR. The project is financed according to the existing valuation of the mortgaged asset until the maximum LTV ratio is reached. Once the maximum LTV is reached, a new valuation will be required, and further financing stages will be launched only if the maximum LTV is not exceeded.
The target amount is planned to be raised within 7 days, with the possibility to extend the period to 30 days if necessary.
