About the Project:
The project owner is developing the "Harmony Homes" project, consisting of five semi-detached residential houses on Kazio Bizausko Street in Vilnius. The project is being implemented across five separate land plots, with a total of 10 apartments planned. Construction is being carried out in stages.

Since the previous financing stage, significant progress has been achieved within the project. On the plots located at K. Bizausko St. 102, 104, 106, and 108, Vilnius, semi-detached residential houses with 2 apartments each have been registered. According to the data of the Centre of Registers, the construction completion level of these properties has reached 85%. Most of the major construction works have already been completed. The properties are equipped with engineering utilities, electrical installations, underfloor heating, installed windows and doors, as well as completed façades and roofs. The remaining works include landscaping, terrace installation, and completion of minor interior fit-out works.

Meanwhile, on the plot located at K. Bizausko St. 100, Vilnius, only the land plot is currently registered in the Real Estate Register. The building permit for this property has not yet been issued; however, it is expected to be obtained in the near future. The project owner has already purchased the majority of the construction materials required for the planned semi-detached residential house, and their value has been included in the project costs incurred to date. Construction works are planned to commence immediately upon obtaining the building permit.

A dedicated website, www.harmonyhomes.lt, has been created for the project, presenting the project's concept, architectural solutions, and planned offering to buyers. The project is planned to be completed to the partial fit-out stage and sold to end buyers. Upon completion of construction and implementation of sales, the total projected project revenue amounts to approximately 2 531 255 EUR.

Loan Information:
The loan will be repaid from apartment sales proceeds, while interest payments to investors will be covered from advance payments or the company's working capital.

Maximum financing amount: 1 900 000 EUR (Already funded: 1 217 098 EUR, of which 283 685 EUR was raised under a secondary mortgage security structure.). The project is financed based on the current pledged asset valuation until the maximum permitted Loan-to-Value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be performed, and further financing stages of the Project will be announced and funded only if the maximum permitted LTV ratio is not exceeded.

We plan to raise the target amount within 7 days, with the possibility to extend the fundraising period up to 30 days if the funds are not fully raised.
