Phase I of the staged financing project “Dvibutis „Seimos kvartale“. The loan is intended for the acquisition of a plot and further development of the project.
The project developer is buying a 7.81 acre plot of land with a residential house under construction at Gvazdiku sodu St., Vilnius. 230 sq. m. two-apartment house is being built on the purchased land plot. m area. The development of the acquired project has started, the brick walls of one of the two-apartment parts have already been fully bricked, the roof has been covered, windows have been installed, and partitions have been installed. In the second part of the house first floor walls have been built. After installing apartments with partial finishing – they will be sold. The estimated sales revenue of the entire project is 300,000 euros. A reservation contract worth 150,000 euros has already been signed for one of the apartments.
230 sq. m house and 7,81 acres part of land will be mortgaged to protect interest of investors.
The developer of this project has experience in the field of real estate and has developed objects with a total area of ??more than 15,000 sq. m.
Maximum planned amount of funding for the project: EUR 132,000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
