About the Project:
The project owner continues the development of a semi-detached residential house project in Papiškės village, Vilnius, at Skatulės St. 4B. The project is being developed to full completion standard – at this stage, the semi-detached house has already reached partial interior finishing, major interior installation works have been completed, and only decorative façade finishing works remain outstanding. Environmental landscaping works are also being carried out on the land plot, including the installation of courtyard paving. According to the data of the Real Estate Register, the registered completion level of the building currently stands at 15%; however, based on the new cadastral measurements carried out on 2026-04-24, the actual completion level of the building has already reached approximately 85%. According to the new cadastral measurement file, the total area of the building amounts to 211.45 sq. m. The cadastral measurements have not yet been registered in the Real Estate Register. The project owner plans to fully finish and furnish both apartments and offer them for sale.

The total projected sales revenue of the project is EUR 551,815.

Construction completion is scheduled by the end of Q3 2026.

Loan Information:
The loan will be repaid from the proceeds of the pledged property sales, while interest payments are planned to be covered from the company’s operating income or future advances.

The maximum planned project financing amount is EUR 300,000 (Total raised: EUR 123,000). The project is financed based on the current valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new property valuation will be required, and further financing stages will only be announced and collected if the set maximum LTV is not exceeded.

The project stage term is 9 months, but no later than 2027-01-11.

The target amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if not fully funded.
