About the Project:
The project owner intends to acquire a 0,6711 ha land plot in Narėpai, Kaunas district municipality, approximately 10 km from Kaunas city center, where a 3-storey, 60-apartment residential building project “Svajonių daugiabutis” is planned. The total saleable apartment area will amount to 2 518,51 m², with unit sizes ranging from 34,57 m² to 64,38 m². All apartments will be sold with partial finishing, targeting the economic and mid-market housing segment in Kaunas district.
The project also provides for 61 parking spaces, 51 of which will be covered, ensuring adequate parking infrastructure for residents. Considering the location, project scale, and apartment layout, the project is aimed at young professionals, young families, and investors seeking newly built housing in the Kaunas suburb with convenient access to the city.
According to the project owner’s projections, total sales revenue from 60 apartments and 61 parking spaces is expected to amount to 6 776 860 EUR.
Construction is planned to be completed within 12 months, with apartment sales over 18-24 months (starting sales 6 months after construction commencement).
The plot is located in a rapidly urbanizing area of the Kaunas suburb, characterized by convenient access to the city center, developed social infrastructure, and a growing concentration of residential projects. Proximity to Kaunas city, convenient access via main transport arteries, and availability of public transport create preconditions for stable housing demand among both professionals working in Kaunas and families seeking a quieter residential environment.
Loan information:
The loan will be repaid from the proceeds of the pledged property sale, while interest to investors will be paid from the company’s working capital.
The maximum planned project financing amount, secured by first and second rank mortgages: 3 600 000 EUR. The amount may be raised in stages. Please note that in later stages the project may be financed by securing the loan with a second-rank mortgage. The project is financed based on the current valuation of the pledged asset until the established maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new property valuation must be carried out, and further project financing stages will be announced and launched only if the established maximum LTV is not exceeded.
The target amount is planned to be raised within 7 days with the possibility to extend up to 30 days if the funds are not collected.
