About the Project:
The Project Owner, Giraldo OÜ, owns two residential apartments in Tallinn, located at Harju County, Tallinn, Põhja-Tallinn district, Lõime St. 11–22 and Lõime St. 11–25. Both apartments, with areas of 19,7 m² and 21,1 m² , have been renovated, are currently leased, and generate stable rental income.
During the previous financing round, the Project Owner acquired these apartments, completed the planned renovation works, and prepared them for rental. All planned works have been completed – both properties are currently leased, and the Project Owner is preparing them for sale.
At this stage, the client seeks to refinance the existing loan provided through the PROFITUS platform and extend the financing for the remaining 6-month period. During this time, the apartments are planned to be sold or the loan refinanced with another financial institution.
The Project Owner is an experienced developer with more than 18 years of experience in the construction sector, having cooperated with Estonia’s largest construction companies, including Merko and Nordecon. The company has also successfully completed the Haigru 20a project, during which investors were repaid on time.
According to the Project Owner's estimate, both apartments will be sold for no less than 158 000 EUR.
Loan information:
The loan will be repaid from the proceeds of the property sale or through refinancing with another financial institution, while interest payments to investors will be covered from the company's operating income or from the proceeds of the property sale.
Maximum project financing amount: 78 650 EUR.
We plan to raise the target amount within 7 days, with the possibility of extending the fundraising period up to 30 days if the target amount is not reached.
