About the Project:
The project owner continues the development of residential apartment buildings on a plot owned by them at Žeimenos St. 149, Kaunas. Two seven-story apartment buildings are planned here, with a total area of about 2,428 m², of which 2,209.74 m² is sellable. In total, the project foresees 38 apartments and 40 parking spaces, with all buildings meeting the A++ energy efficiency class.

The first apartment building is nearly complete – construction progress is about 85%. Nineteen apartments have been formed, of which 18 have been sold through notarized contracts. Only 1 apartment remains unsold. The total sold area is 1,055.27 m² out of 1,129.86 m².

The second apartment building construction is halfway through. At the time of assessment, the foundations, monolithic columns, stairwell, and elevator shaft were completed; the seventh-floor walls were being built; the slab above the sixth floor poured; and the metal frame for stairwell and elevator shaft walls installed. According to the State Register, construction completion is 19%, but actual progress is about 35%. Out of 19 apartments, 6 are already reserved with preliminary purchase agreements signed. Currently, 280.54 m² out of 1,079.88 m² (with parking spaces and storage) are pre-sold.

In total, 1,335.81 m² of the project’s sellable area is sold or pre-sold, making up about 60.45% of the total.

Loan information:
This loan will be repaid from revenues generated by the sale of the mortgaged property, while interest to investors will be paid from the project owner’s operating income.

The maximum planned financing amount for the project is 3,300,000 EUR (current active portfolio: 743,986 EUR). The project is financed based on the existing collateral valuation until the maximum Loan-to-Value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be performed, and further financing stages will be launched only if the LTV limit is not exceeded.

The fundraising target is planned to be collected within 7 days, with the possibility to extend up to 30 days if the target is not reached.
